Our BackgroundWe started the business 8 years ago, in the spare bedroom of Anthony’s duplex and have never looked back. Our obsession with real estate has allowed us to grow the business into a household name in Massachusetts. A s far back as 4 years ago, we started to see a trend developing of more and more homeowners owing more on their home than it was worth. This posed a major problem for us; how can we help out our clients without having them bring significant money to make up the difference or even worse, avoid foreclosure. So we started calling into the banks, on our client’s behalf, and also reached out to our Realtor contacts, throughout the country, to figure out the best course of action. After muscling some deals through and getting our clients, in most cases, to walk away debt-free and with no out-of-pocket costs, we realized that we might be able to systemize this process to help out more struggling homeowners. F ast forward to today and we feel like we have done more than systemize the process, we have mastered it! Unfortunately, this sales process known within the industry as a Short Sale, shows no signs of slowing down. With delinquencies continuing to rise and the economy stalling out, we feel our experience and knowledge of the Short Sale process will continue to successfully assist responsible homeowners who are looking for a graceful exit.
Short Sale Staffing Model
Since Short Sales are much more time and labor intensive, we needed to reinvent how we approach the transaction to ensure success. In this staffing diagram, notice the alignment with attorneys who are critical in the negotiations with the banks. It is no wonder that a typical real estate agent doesn’t have a chance in handling these complex deals. Each member in the Short Sale team plays an important role in the real estate transaction as described below:
Short Sale Manager
This individual ensures all aspects of the negotiation with banks, communication with clients, and correspondence to buyers/agents, is handled professionally and always in our clients best interest. From offer to closing, her presence is felt throughout the transaction.
The Listing Agent will be your daily point of contact for every question and detail around your home. Since their only job is to service you, the communication is extensive and often. They also act as the liaison between the legal team for updates and timelines.
As we have mentioned, Short Sales are very tedious and lots and lots of paperwork and data entry are required for each transaction. Administrators allow everyone’s heads to stay above water and create an efficiency that is mandatory when conducting a Short Sale.
Short Sale Coordinator
This team member is a key contributor in the document gathering and bank submittal process, on every Short Sale that we handle. They work for one of the law firms that work hand in hand with us, as we wage war with the banks!
Short Sale Negotiator
We should change the title of this role to “prize fighter”, since every day is a knock out, drag out fight with every bank and servicer across the country. Whether it is helping to obtain debt forgiveness, 2nd lien holder approval, or even getting a buyer to increase their offer, this role weighs heavily in the outcome of the transaction.
The entire team they have went to battle for my family, and clearly defined what they needed from us, and what they were working on along the way.
